Welcome to our family cottage which is part of a traditional Norfolk farmhouse, with several rooms in the building dating back to the original construction in 1750.
It is situated in the village of Thornham in the beautiful North Norfolk area famous for its salt marshes and nature reserves.
The Old Maltings is a family owned, comfortable cottage set in the pretty village of Thornham, which is situated in an Area of Outstanding Natural Beauty. It has three bedrooms and sleeps 5/6. For further details of the accommodation please look at the facilities page.
It is situated close to beautiful beaches, nature reserves and in a renowned area for walking and bird-watching. There are also many interesting places to visit such as Sandringham House and Holkham Hall.

Location and Exploration
The Old Maltings cottage is situated just off the High Street in Thornham which is a small coastal village of just under four hundred inhabitants and a popular holiday destination all year round. There are extensive and completely uncrowded sandy beaches close by and Thornham beach can be reached by a lovely walk besides the salt marshes from the cottage.
There are two RSPB reserves locally for bird-watchers. The one at Titchwell is only a 5 minute drive or 15 minute walk and Snettisham is 10 miles away.

Holkham Hall
A Palladian Hall built in 1750 by the first Earl of Leicester and still lived in by his descendants. It was conceived as an Italian villa on the windswept Norfolk Coast. It is the centre of a thriving vast agricultural estate. The Hall, walled gardens and park, Bygones Museum, Gift Shop and Children’s Woodland Adventure Playground can be visited. Sandringham Estate
Sandringham is the country retreat of Her Majesty The Queen, and has been the private home of four generations of British monarchs since 1862. The house, set in 24 hectares of stunning gardens, is perhaps the most famous stately home in Norfolk and is at the heart of the 8,000-hectare Sandringham Estate, 240 hectares of which make up the woodland and heath of the Country Park, open to the public free of charge every day of the year. We have tried to keep these to a manageable minimum but please read these and confirm your understanding of your responsibilities by signing the section marked 'Terms and Conditions' on the booking form.
YOUR HIRE - You are contracting to hire The Old Maltings with Hazel Ann Bailey and Paul Andrew Bailey (The Owners) subject to the conditions below. This contract becomes effective when you receive our confirmation of hire document.
PAYMENTS - A deposit of £100 reserves you the agreed dates and 8 weeks before the hire date commences we require the full balance as per your confirmation of hire document. A booking made within 8 weeks of the commencement date will require the full balance to finally secure the dates.
IN CASE OF CANCELLATION - should you need to cancel your holiday at The Old Maltings, please let us know immediately and we will do everything we can to re-let your dates. You will however remain liable for the full charges should we be unable to re-let.
YOUR LIABILITY - you are using The Old Maltings and the adjoining garden and car park areas entirely at your own risk and no responsibility will be accepted by the owners for injury, loss or damage to yourselves or any of your property. We would always recommend to our hirers that they take out adequate holiday insurance.
SPECIAL TERMS - HOUSEKEEPING - we would ask all hirers to leave The Old Maltings as they find it; clean and tidy. Our good housekeeping deposit of £100 (see hire document) will only be used in times when we need to make extra cleaning provision or repair or replace damages. If any damages or breakages do take place please just let us know, we accept that small crockery damages can take place and no charge is made for these.
SPECIAL TERMS - DOGS - we are aware that dogs are a welcome addition for many but we ask for the consideration of our other guests, dogs only downstairs and off the furniture please. There is a spring - pull gate that fits across the arch between the kitchen diner and lounge that can be used to keep any wet dogs in the diner area until they are somewhat dry! Thank you.
SPECIAL TERMS - SMOKING - The Old Maltings cottage, courtyard and garden frontage areas are all no smoking. Additionally we ask that no candles are used within the house.
RISK - The hire of the cottage is at your own risk and the owners accept no responsibility for any theft, damage or injury that may occur.
